During 2022-23, we have seen positive growth in the number of loans we've closed year over year. In 2023 we closed 39 loans, a 15% increase over 2022.

In 2022, we funded $4.8 million and in 2023 we funded $5.9 million.
TOTAL AMOUNT PAID TO INVESTORS
From January 2023 - April 2024, we paid over $131,000 to our investors.
Our lending is focused solely on the Greater Milwaukee Area, underwriting real estate loans exclusively to Milwaukee REIA members. As such, we have cultivated a large number of repeat borrowers in the area, as well as solid brand recognition and referral networks.
The objective of Arc Capital Management is to generate income by investing in a revolving pool of short duration mortgages.
We do not loan to individuals.
With 1-4 units only.
• The underlying mortgages are originated by the Fund Manager, Arc Capital Management.
• All mortgages are secured by a first priority, perfected lien on residential investment properties in the Greater Milwaukee Area.
• Up to 90% Loan to Cost (LTC), 70% After Repair.
• All mortgages are short duration with a term of 6 months (9 months for mentoring students/ graduates), with up to 3 (1) month extensions.
• Fund income is generated from points and fees charged on each loan. The Fund charges interest rates of 12 - 15%.
• Investors interest payments are made on the last business day of each month.
• The Fund Sponsors will be investing a minimum of $300,000 in the Fund. Fund Sponsors minimum investment of $300,000 will remain in the fund for the life of the fund.
• The Fund will build up the greater of $150,000 or 5% of the Fund value in capital reserves before the Sponsors take out any profits.
